Quality office, bought when others won't.
We focus on well-located buildings where the obstacle is the capital, the occupancy, or the buyer pool, and not the real estate.
Why office, why now
Office is the most out-of-favor asset class in commercial real estate. Capital has retreated, lenders are recalibrating, and new construction has fallen to multi-decade lows.
That combination creates dislocation, and with it the chance to acquire quality buildings at a meaningful discount to replacement cost. We believe well-located suburban Class A and B assets in growing markets will be among the primary beneficiaries as supply stays constrained and demand recovers.
How we invest
We underwrite from the operator's seat: real leasing demand, real capital needs, and a clear path to value. Every business plan is built by people who have leased, managed and financed buildings like the ones we buy.
Our focus is Texas, including Austin, Dallas–Fort Worth and Houston, with selective investments in other U.S. markets where growth and supply fundamentals are attractive.
